What we do
Advice that goes past the shoreline
Marine assets are a class of their own. They answer to tides, port authorities, maritime law and the price of fuel, as well as to the market. We advise on them as what they are, wherever in the world they are.
The assets
What we cover-
Marinas and ports
Marinas, harbours, port facilities and the land behind them. Berth mix and yield, concessions and leases, expansion and redevelopment.
-
Waterfront hotels and resorts
Hotels and resorts whose value is the water in front of them: beachfront, harbourside, island and marina-integrated. Positioning, operators and the seawall.
-
Tankers and commercial fleets
Tankers, bulk carriers, offshore and specialist vessels. Fleet strategy, acquisition and disposal, chartering and lifecycle decisions.
-
Cruise and passenger ships
Cruise, ferry and expedition vessels, and the terminals and ports they call at. Deployment, refit, conversion and end-of-life.
The advice
How we help-
Acquisition and disposal
Buy-side and sell-side advice: finding the asset or the buyer, due diligence, valuation, negotiation and the terms that matter after completion.
-
Strategy and asset planning
What an asset should be, what it could be, and what it will cost to get there. Highest and best use, masterplanning and fleet planning.
-
Operations and performance
Operator selection, management and concession agreements, charter strategy and the operating numbers that decide whether an asset earns its keep.
-
Development and repositioning
New marinas, hotel repositioning, vessel conversion and refit. Approvals, port authorities, stakeholders and the sequence that gets it built.
Why it matters
Most advisers stop at the shoreline. We start there.
A marina is not a car park with water in it. A cruise ship is not a hotel that floats. A waterfront resort lives by the tide, the seawall and the port authority as much as by the room rate. We advise on these assets as what they are.
The drawing board
Plates 01–04 · The four classesWho we act for
One side of the table, clearly
Owners and investors
Family offices, funds and private owners holding or buying marine assets. An independent view before, during and after the transaction.
Operators
Marina operators, hotel groups and shipping companies. Help with the asset decisions that sit above day-to-day operations.
Developers and public bodies
Developers, port authorities and governments bringing a waterfront or maritime asset to market, or deciding what to do with one.
How we work
Four stages, one point of contact
-
Brief
A short conversation about the asset, the question and the deadline, and what a good outcome looks like to you.
-
Assess
The asset, the market, the regulatory position and the numbers. We go and look at it; marine assets do not read well from a desk.
-
Advise
A written view and clear options, including when the answer is to walk away. Plain language, no hedging.
-
Deliver
We stay through the transaction, the development or the operational change, with the operators, authorities and counterparties involved.

About
Owners first, advisers second
Nina Marine is run by people who have owned and operated assets on the water, not only advised on them. We have held hotels and vessels, sat across the table from port authorities and operators, and read enough concession agreements to know where the trouble hides.
We work alongside the lawyers, engineers, surveyors and operators you already have, or introduce ones we trust. Either way, you deal with one person who knows the whole picture and has an opinion about it.
Straight answers
The questions people ask first
What counts as a marine asset?
Anything whose value depends on the water: marinas and ports, waterfront hotels and resorts, tankers and commercial fleets, cruise and passenger ships, shipyards and terminals. If the tide matters to the business, it is in scope.
Are you a broker or a lender?
Neither. We advise, and we sit on your side of the table.
Do you work outside Australia?
Yes. Most of our work is outside Australia. The asset decides where we work, and we travel when the job needs it.
Can you work with our existing advisers?
Yes. Most engagements are alongside lawyers, engineers and operators a client already trusts. We fill the gaps and keep everyone moving.
How do you charge?
A fee agreed in writing before we start, scoped to the job. We dislike surprises on an invoice as much as you do.
Is it confidential?
Always. Who owns what on the water is nobody else's business, and we treat it that way.
