Marina and port advisory

Marinas, harbours and port facilities are businesses built on a lease, a licence and a breakwater. We advise owners, investors and operators on what these assets are worth, what they could become, and what it will take to get there.

What we advise on

From the breakwater to the boatyard

  • Acquisition due diligence

Berth occupancy and pricing, the tenure behind the water, the condition of the marine structures and the operating numbers, all tested against the asking price.

  • Sale preparation

Getting the asset ready for market: tidying the tenure, documenting capital works and presenting income the way buyers will underwrite it.

  • Berth mix and yield

Whether the marina has the right berths for the boats in its market today and in ten years, and what reconfiguring them would earn.

  • Leases, licences and concessions

Remaining term, renewal rights, rent reviews and make-good obligations on submerged land and foreshore, and how each one shapes value.

  • Expansion and redevelopment

New berths, dry stack storage, hardstand and the land-side uses that carry a marina: hospitality, retail, commercial and residential.

  • Operator selection and performance

Choosing or replacing an operator, structuring the management agreement and setting the measures that matter.

The questions that decide value

Every marina is different, but the same handful of issues decide whether the price is right. We work through them early, before money is spent on the rest.

  • How long is left on the tenure under the water, and on what terms can it be renewed?
  • What will the breakwater, piles and pontoons need over the next ten to fifteen years, and who pays?
  • Is the berth mix matched to the boats people in this market are actually buying?
  • How much of the income depends on a few large tenants or a single hospitality lease?
  • How often does the basin need dredging, what does it cost, and where does the spoil go?
  • Are the fuel, pump-out and stormwater systems compliant, and is there contamination history?
  • What will the planning controls and the waterways or port authority allow next?
